What is a Fixed Rate?
This is a rate that, over the defined period of time (for example, 2, 5, 10 years), will not experience variations.
This means that the monthly payment itself will remain fixed regardless of market fluctuations.

  • At NOVO BANCO the Fixed Rate is set administratively, and is increased according to the Spread as defined by the loan amount and the property valuation. The possible timescales for the fixed rate period are:


    From 2 to 5 years, 10 years or 15 years

  • The Home Loan contract can be implemented as on entirely fixed-rate + spread basis, or else it can be done partly as a fixed rate + spread with the rest on a variable rate, with the Euribor 12 month + spread index.

  • The Fixed Rate is published daily (under the "Help" heading on the Home Loan Simulator), and the rate stipulated in the contract will be defined two days before the date of completion, plus the spread.

  • For the duration period that the Home Loan has a fixed rate, it is not possible to transfer it to the indexed rate.
