Required Documents for a Mortgage

Copy of the Identity Card and Tax Identification Number, or Citizen Card, for the borrower(s) and any guarantor(s) or surety(ies), where applicable. 

Latest household tax return and/or the corresponding tax assessment notice, as well as those of any guarantor(s) or surety(ies), where applicable. 

Must include the gross monthly salary of the borrower(s) and/or the last three payslips.

A document containing all personalised pre-contractual information. It is provided when the simulation is completed and again once the Mortgage has been approved. It is signed by both the Bank and the borrower. 

Declaration requesting a loan from the Bank. This formally initiates the Mortgage application and is completed and signed at the Bank at the start of the process.

• Full Credit Report  – www.experian.co.uk OR https://www.checkmyfile.com/

• Proof of Income statement issued for HM Revenue and Customs (HMRC) 

Document containing all valid property descriptions and registrations up to one day after the provisional mortgage registration in favour of the Bank has been completed (including copies of the applications supporting the provisional purchase and mortgage registrations). 

The Property Tax Certificate is issued by the Tax Authority and identifies and locates the property. 

Issued by the local council responsible for the area where the property is located. This document confirms the authorised use of a building or property unit, whether residential or for another purpose.

Proof of payment of IMT property transfer tax or proof of exemption, issued by the Tax Authority

This should be requested from the property seller or from the local council.

Property Insurance and Life Insurance policy documents (or proof of enrolment), covering the loan amount.

Document that assesses the property's energy efficiency on a scale from A+ (very efficient) to F (least efficient). It is the responsibility of the current property owner and must be supplied by them.

In specific circumstances, additional documents may be required, including:

• IGESPAR Declaration

• Municipal Waiver of Pre-emption Rights

• Municipal Infrastructure Certificate

• Property Technical File

Copy of the deed and supporting evidence (for example a bank statement) identifying the last instalment paid to the previous lender and the current outstanding balance. 

• Household Composition Declaration

• Interest Rate Subsidy Request Letter

• Copies of Identity Cards / Citizen Cards and Tax Identification Numbers for household members

• Information Access Declaration  

Multi-Purpose Medical Disability Certificate.

To obtain this document, applicants should contact their local Health Centre and request a medical assessment board through the Health Authority representative to assess the level of disability.
