  • Residents or nationals of the European Union, United Kingdom, Schengen Area, USA or Canada 
    For the purchase of a second home or buy‑to‑let property, financing is available up to 80% of the property valuation or 80% of the deed value. The lower value applies.
  • Residents or nationals from countries outside the EU, United Kingdom, Schengen Area, USA or Canada.

Property valuations and estimated construction or renovation costs are always carried out by valuers appointed by novobanco, certified by the CMVM (Portuguese Securities Market Commission).

  • Variable interest rate 
    Indexed to 12‑month Euribor, plus spread.
  • Fixed interest rate 
    Available for 2, 3, 5, 10, 15, 20, 25 or 30 years, plus spread, applied for the entire loan term.
  • During the construction period 
    You only pay interest on the amount drawn down.
  • After construction is completed 
    Repayments become constant instalments of capital/principal and interest.

  • Up to 30 years, provided the age of the oldest borrower does not exceed 75 years at the end of the loan.

  • Loans are secured by a mortgage over the property, and by the land in the case of construction. 
  • The mortgage over the financed property may be partially or fully replaced by a mortgage over another property. 
  • Guarantors may also be used to secure repayment of the mortgage.

    • The mortgage is automatically settled with the payment of the final instalment.
    • Early repayment 
      For variable‑rate loans, an early repayment fee of 0.5% applies to the repaid capital/principal.
    • Legal exemptions 
      – Under Decree‑Law 80‑A/2022, of 25 November, early repayments of variable‑rate mortgages for the acquisition or construction of a main residence are exempt from early repayment fees until 31/12/2023. 
      – Under Decree‑Law 74‑A/2017, of 23 June, early repayments due to death, unemployment or professional relocation are exempt from fees.
